Northeast Ohio & Cleveland Real Estate Market Report: September 2026 Housing Trends & Price Insights
Northeast Ohio’s housing market showed key signs of inventory expansion while maintaining strong underlying seller leverage. In August 2026, active listings in the Cleveland Metropolitan Area climbed 13.6% year-over-year to 4,148 homes, bolstered by a 6.0% rise in new listings. Across Ohio, active listings reached 39,168 (+1.9% YoY), keeping inventory at 3.67 months of supply—well below the 6-month threshold required for a balanced market. While expanding options signal a gradually moderating market, entry-level properties remain tight and highly contested.
Price activity across the region highlights strong equity gains alongside rising buyer sensitivity. Closed median sale prices climbed to $241,691 (+3.7% YoY) in Cuyahoga County, $149,901 (+11.0% YoY) in the City of Cleveland, and $268,000 (+4.4% YoY) statewide. Cleveland Metro listings maintained a high 97.7% sale-to-list price ratio, and 35.6% of Cleveland city homes sold above list price as move-in-ready properties sparked bidding wars. However, with 20.2% of active listings seeing price reductions, success in this market hinges on initial pricing discipline for sellers and decisive movement from buyers targeting turnkey properties.
